營造產業向來被稱為「火車頭工業」,對於國家經濟建設發展與影響相形重要;營造產業經過這次十幾年的榮景,至今房屋供過於求、打房、全球經濟環境不景氣,營建業從榮景進入寒冬,案源與業主預算緊縮、同業間削價競爭、從業人員欠缺以及素質不齊等等,在此營建藍海轉紅海之際,未來似乎看不見摸不著,令人擔憂!
本研究以SOWT分析、五力分析及商業模式九宮格,檢視中小型營造業之個案公司,分析其現有商業模式,識別出其關鍵資源與核心競爭力,作為企業成長之競爭優勢主軸,並找出足以永續長存的核心競爭力發展方向,以新市場來開創未來最佳之方向;最後從內部與外部分別找出關鍵成功因素,以及影響企業成長及多角化經營之風險因子,以進行控管,再透過險管理方式,擬訂出最適合之再造商業模式,期許能供中小型營造業者在現在國內外景氣皆處於低迷之際,作為經營策略之參考。
The construction industry always being called the leading industry, due to the important influence of the national economic development. After more than decades good time of construction industry, due to the housing oversupply, the housing economy, the global economic environment sluggish, the construction industry become market is go downturn in these years. The budget of case and the owner has tightened, the price competition between the peers, and the immature quality of the employee, the suture seems invisible and unpleasant of the construction industry.
This study uses SOWT analysis, five-force analysis and business model to examine the case companies of small and medium-sized construction industry. To analyze the existing business models of the case company, identify the key resources and core competitiveness, as the core competence of enterprise growth, and find out substantial core competitiveness development direction, and the new market is used to create the best direction for the future.
Finally, the key success factors are identified from the inside and the outside of the enterprise, as well as the risk factors that affect the growth of the company and the diversified operation. And then through the management of risk factors, to develop the most suitable rework business model, which is expected to be used by small-and -medium construction companies as a reference for business strategies at a time when both domestic and international markets are in a downturn.
