近年來不動產買賣交易熱絡。房屋買賣是人生中的大事，不動產交易安全更是主管機關與社會大眾非常關心的議題。房仲業者作為居間的角色，收取服務費的同時，必須提供更好的服務品質，讓不動產交易更安全。

而房仲業服務費佣金收入，是房仲業最重要的收入來源。本研究經由深入訪談、問卷調查、迴歸分析，探究影響房仲業服務費用的因素。由此得到的研究發現與結論，可以提供房仲業者作為人員教育訓練、避免消費爭議、提升服務品質的重要參考資料，進而提供買賣雙方更好的服務。

In recent years, real estate transactions have been booming. Buying a house is a major event in life. Therefore, safety of real estate transactions is an important issue for the competent authorities and the public. Real estate agents, as intermediaries, must provide more professional services while charging service fee commission and make real estate transactions safer.

Commission is the most important source of income for real estate agent. In this thesis, we used questionnaire, regression analysis and interviewed the professionals in real estate brokerage to try to understand the factors influence the commission in real estate brokerage. The findings and conclusions of the research can provide important reference materials for real estate agents to educate and train their staff, avoid consumer disputes, and improve the quality of services, in order to provide better services to buyers and sellers.
